Clay roofing
Clay Tile Roof Pros and Cons for North Florida Homes

Clay tile roofs have a look that nothing else matches, and you see them on some of the nicest homes around Tallahassee. They also ask more of your home than any other roofing material we install. Here is an honest look at both sides before you fall in love with the idea.
The case for clay tile
Clay tile lasts. Properly installed and cared for, it can outlive most other roofing materials by a long stretch, and it does not rot, burn or interest insects. The color is baked into the tile, so it holds its look under our sun far better than painted or coated surfaces.
It also handles heat gracefully. The shape of the tiles lets air move under them, and the thermal mass of the tile itself buffers the worst of the afternoon heat. If the look fits your home and the budget works, it is a roof you may never replace.
The weight question comes first
Clay tile is heavy, much heavier than shingles or metal. Many homes were not framed with that load in mind, and putting tile on a structure that cannot carry it is not an option, period. The first step in any tile project is making sure the framing is up to it, sometimes with an engineer involved.
This is where our framing background matters. We look at the structure before we talk about tile styles, because the answer to can this house carry tile decides everything else.
Cost and maintenance realities
Tile is one of the most expensive roofs to install, both for the material and the labor. The tiles themselves are only part of the system. The underlayment underneath does the actual waterproofing, and it will need replacement long before the tiles wear out, which means lifting and relaying tile.
Individual tiles can crack if walked on or hit by a falling branch, so repairs mean working carefully around a fragile surface. None of this is a reason to avoid tile. It is a reason to go in with clear eyes.
Is it right for your home
Tile makes the most sense when the architecture calls for it, the structure can carry it, and you plan to stay long enough to enjoy what you paid for. If any of those three is shaky, a metal roof or a quality shingle roof will serve you better for less.
